These Terms of Service (the "Terms") govern your access to and use of the website modelpropertylab.com (the "Website") and the services offered through it (the "Services").

By using the Website or submitting an enquiry, you agree to these Terms. If you do not agree, please do not use the Website.

1. Who we are
The Website and Services are operated by Model Gayrimenkul Yatırım İnşaat Ticaret ve Pazarlama Hizmetleri Limited Şirketi, Gürsu Mah. Atatürk Bulvarı 187C Daire:2, Konyaaltı, Antalya, Türkiye (Trade Registry / MERSIS No: 0751004884300011), together with its affiliates ("Model Property Lab", "we", "us", "our").

2. Our Services
Model Property Lab provides cross-border real estate services, including property exchange ("swap") facilitation, brokerage, real estate advisory, and consulting about citizenship-by-investment and residency-by-investment ("Golden Visa") programmes. We act as an intermediary and advisor. We do not own the properties presented, we are not a party to any sale or exchange agreement between owners, and we do not provide legal, tax, immigration or investment advice. You are responsible for obtaining independent legal, tax and financial advice before entering into any transaction.

3. No offer, no guarantee
Content on the Website is for general information only and does not constitute an offer, solicitation, valuation, or a guarantee that any particular property, exchange match or outcome will be available or achieved. Property availability, prices and terms may change at any time without notice.

4. Eligibility
You must be at least 18 years old and legally able to enter into a binding contract to use the Services. By using the Services you confirm that any information you provide is accurate and that you are authorised to provide it.

5. Enquiries and the engagement process
Submitting the intake form or contacting us does not create any binding obligation on either party. Any property listings we send you in response to your enquiry/form are provided for informational purposes only and do not constitute a legally binding offer. We do not warrant or guarantee that the listings included in our emails/presentations are current, accurate, or still available at the time you receive them.

As described in our process, we may offer a complimentary, non-binding consultation. A binding relationship arises only when you and we sign a separate written service agreement. In the event of any conflict between these Terms and a signed service agreement, the service agreement prevails for that engagement.

6. Fees
Our advisory fee for an exchange is based on a percentage of the total transaction value, including any cash adjustment, and is due only at closing — no closing, no fee, with no hidden costs. The specific fee, scope and payment terms for any engagement are set out in the applicable service agreement. The Website does not itself create any payment obligation.

7. Your responsibilities

• provide accurate, complete and up-to-date information;
• use the Website lawfully and not for any fraudulent or unlawful purpose;
• not attempt to gain unauthorised access to, disrupt, scrape or interfere with the Website or its systems;
• obtain your own independent legal, tax and financial advice on any transaction.

8. Intellectual property
The Website and all of its content — including text, posts, articles, graphics, logos, the "Model Property Lab" name and mark, and software — are owned by us or our licensors and are protected by intellectual property laws. You may view and print content for your own personal, non-commercial use. You may not copy, reproduce, republish or exploit any part of the Website without our prior written consent.

9. Third-party links and services
The Website may contain links to third-party websites or reference third-party programmes (for example, government investment-migration programmes). We are not responsible for the content, accuracy or practices of any third party, and such links do not imply endorsement.

Our handling of personal data is described in our Privacy Policy, which forms part of these Terms.

The Website and its content are provided "as is" and "as available", without warranties of any kind, whether express or implied, including as to accuracy, completeness, fitness for a particular purpose, or uninterrupted availability. To the fullest extent permitted by applicable law, Model Property Lab shall not be liable for any indirect, incidental, special or consequential loss, or for loss of profit, opportunity, data or goodwill, arising out of or in connection with your use of the Website. Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited. Liability arising from a specific engagement is governed by the applicable service agreement.

13. Indemnity
You agree to indemnify and hold us harmless from any claims, losses or expenses arising from your breach of these Terms or your misuse of the Website.

14. Suspension and changes
We may modify, suspend or discontinue all or part of the Website at any time, and we may update these Terms from time to time. The current version is always available on the Website, and continued use after changes take effect constitutes acceptance.

15. Governing law and jurisdiction
These Terms are governed by the laws of the Republic of Türkiye. The Antalya Courts shall have jurisdiction over any dispute arising from these Terms, without prejudice to any mandatory consumer-protection rights you may have in your country of residence.
