FAQ

Real estate exchange services between Turkey and Europe
We answered the most frequently asked questions about cross border real estate exchange transactions.
  • Why should I choose exchanging my property instead of selling and then buying?
Other than the potential benefits related to cost, time, and possibly even taxation, the most compelling reason is that you will work with the same trusted partner facilitating both transactions across two distinct jurisdictions.
  • Am I eligible for a residence permit if I exchange my property for a property in another country?
Immigration regulations vary significantly by jurisdiction. While purchasing real estate in Turkey above a certain threshold may qualify you for a residence permit, many European countries do not grant residence rights solely on the basis of property ownership.
  • What if the owner of a property that meets my criteria isn’t interested in the property I’m selling?
That can—and often does—happen. In those cases, we develop creative solutions—such as structuring a three-party exchange—to ensure the transaction closes successfully.
  • How is your service different from hiring a real estate agent?
A traditional agent can help you buy or sell a property in a single country. We specialize in cross-border property exchanges—curating options that match your criteria in another jurisdiction, leveraging our network beyond public listings, coordinating complex legal requirements across jurisdictions, and managing the process end-to-end.
  • Can I still do this if I have a mortgage on my current property?
It depends on the jurisdiction and how the transaction is structured. In some cases, you may need to repay the mortgage as part of closing. Share the details of your property, and we’ll review the options together.
  • What if I only want to exchange with one specific person?
If you already have a counterparty identified, we can facilitate and coordinate that exchange—our role becomes primarily legal coordination and escrow management.
  • How long does a typical exchange take from onboarding to closing?
Most property exchanges are completed within a few weeks to a few months, depending on the jurisdiction, property type, and title considerations.
  • Do you provide legal and tax advice, or do I need my own advisors?
We do not provide legal or tax advice directly. We can, however, introduce trusted partner law firms and tax advisors, or work alongside your existing advisors.
  • I'm a real estate agent. How can we cooperate?
That’s a great question. We actively collaborate with like-minded real estate agencies across Turkey and Europe. Please visit our webpage for real estate agents to learn more, and feel free to contact us if you’re interested in becoming a partner agency.
